Bud Jones - Prescott Realtor shares how to sell your Prescott home

Bud Jones Prescott Realtor is someone you can trust to handle your Prescott home sale or purchase.
For most of us, our home is our biggest asset - financially and sentimentally. With countless memories, as well as the time and energy you have invested in it, selling your home is a big deal. If you’re at the point where you’re ready to sell, Bud Jones - Prescott Realtor has some tips on how best to market your Prescott home.

Step 1: The right real estate agent.
The right agent is someone with experience, a full-time professional Realtor who will help the process go smoothly, negotiate the best deal, and sell your home quickly. While it may be tempting to enlist a relative or friend - or even sell it yourself - the wise decision is to choose your agent based on expertise, track record, and knowledge of your market.

Step 2: The right price.
Your home, no matter how valuable it is to you, is only worth what someone else is willing to pay. Your Realtor can be objective, and determine your home’s value based on comparable sales in your area.

Step 3: A home inspection.
Identify issues ahead of time so you can work the cost of repairs into your home-selling budget. Knowing what repairs may be needed before the sale will save you from surprises. A presale inspection will be worth much more than it costs you in terms of saving you from having a hiccup after you find a buyer.

Step 4: Staging your home.

Decide what items you can live without while your house is on the market. Declutter and pack up those items, giving potential buyers an inviting space that allows them to see their belongings in your house. Deep cleaning your home - including carpets and even adding a coat of paint - will go far in making your home more appealing. Stage the exterior, too, and consider adding a few extra touches, like an outdoor planter. Don’t forget to plan an adventure for your pets while your home is being shown.

Bud Jones - Prescott Realtor talks about why holidays are a great time to buy a home in Prescott

Bud Jones Prescott Realtor has the skill and experience to help you with your Prescott home purchase.
Everybody knows how much fun the holidays are and what a great time it is to spend with family. But the holidays are also a good time to shop for some great real estate deals. If you're looking for your new Prescott home, Bud Jones - Prescott Realtor wants you to be aware of the advantages of buying a home during the holidays.

Less inventory - better deals
It's a fact that real estate inventory is down during the holiday season. Traditionally, there are fewer people selling homes and, therefore, less home buying/selling activity. If you find a property you like, you can also expect to find a lot less buyers competing with you. Less inventory can equal less competition...meaning you might be able to negotiate a better deal.

Motivated sellers
People are usually busy during the holidays with shopping, family, and guests. A homeowner that is selling their home during the holiday season might have a compelling reason for it. Perhaps a job change, personal family matter, or something else is driving the decision. If your seller is listing their home during the holiday season, it might be a sign that they are motivated to close a deal.

Tax benefits
If you can itemize deductions, then a year-end home purchase might benefit you by allowing you to deduct things like property taxes, mortgage interest rates, and points paid at closing. If you're a savvy property investor and are buying a home as an investment, you are probably aware of the tax benefits available on these year-end real estate purchases.

Bud Jones - Prescott Realtor wants to help you take advantage of historic holiday home-buying trends, and wants to give you the opportunity to find the best real estate deal of the year. With Bud Jones’ 20-plus years of service as an LA County Deputy Sheriff, and over 30 years’ experience in real estate, Bud can expertly guide you through buying your Prescott home. Bud Jones - Prescott Realtor: Why you need an experienced realtor for your Prescott home purchase

Trust Bud Jones - Prescott Realtor to use his experience and skill to help you find your dream home in Prescott.
The National Association of Realtors (NAR) recently released a Profile of Home Buyers and Sellers in which they surveyed recent home buyers and sellers about their experiences. Bud Jones - Prescott Realtor points to these comments to underscore why you need an experienced realtor for your Prescott home purchase.

An entire section of the NAR Profile of Home Buyers and Sellers is dedicated to buyers’ experiences with their real estate agents. Here are some benefits of using a real estate agent when buying your dream home as cited by recent buyers:

Helped the buyer understand the process.
For those new to the home buying process, an experienced real estate professional can explain exactly what to expect during the entire transaction. This will prevent unnecessary surprises.

Negotiated better sales contract terms.
When it comes to negotiating the complex terms of such an important contract and coming to an agreement with the seller, it is really helpful to have someone on your side who is an experienced negotiator.

Pointed out unnoticed features/faults with the property.
A real estate agent can point out things you may not have considered, such as possible uses for an extra bedroom/office. Also, a trained eye can detect potentially disastrous hazards that may be not easily visible or noticeable. Your agent is there to protect your interests.

Improved the buyer’s knowledge of search areas.

The ties of local real estate professionals to the community make them a great resource whether you plan to relocate to a new area or across town.

Bud Jones - Prescott Realtor hopes this discussion of why you need an experienced realtor for your Prescott home purchase is helpful to you. Bud Jones - Prescott Realtor shares important questions when choosing a real estate agent

Trust Bud Jones - Prescott Realtor and former LA County Deputy Sheriff to provide expertise and experience was your agent when purchasing your Prescott home.
If you find yourself embarking on your first Prescott real estate transaction, you might not know that using the right real estate agent is critically important to a smooth process. Bud Jones - Prescott Realtor recommends several questions to help you find the right realtor for you.

How long have you been selling real estate?

Real estate is a commission-based enterprise, therefore, an agent providing poor service probably wouldn't survive very long as a realtor. Look for someone with some real estate history. Also, experienced agents are less likely to be shaken by unexpected turns.

Are you a Buyer or a Seller's Agent?
How well can you expect your agent to anticipate what a buyer might be thinking if he’s only worked with sellers, and vice versa? If you're looking to not only sell your current home but buy another, a realtor experienced in both will be able to seamlessly meet and coordinate all your needs.

Where do you sell?
You want your agent to have a thorough and intimate knowledge of your preferred areas.  Make sure your realtor is someone who has experience working in and around your primary area of interest.

Do you have references?
No agent is going to refer you to anyone who will not provide a glowing report so it's important for you to ask specific questions about their transaction according to your priorities.

Do you have any questions for me?
You want an agent who wants to get to know you, your preferences and your priorities. An agent who knows the kind of life you want to live will be able to help you find the perfect home.

Are you thinking of buying a home in Prescott? Remember to ask the right questions to make sure your realtor is the right one for you. If you're looking for a successful, experienced realtor, call Bud Jones - Prescott Realtor today at 928-710-0643. For more information visit http://www.budsellsprescotthomes.com.

Bud Jones - Prescott Realtor shares signs that your Prescott home will have good resale value

Trust Bud Jones - Prescott Realtor to help you find your dream home in Prescott and guide you through the real estate transaction.
It might seem premature to think about selling a home before you even buy it, but it's important to remember that a house is an investment. Bud Jones -Prescott Realtor shares indications that your Prescott home will have a good resale value.

In an ideal world, investments make money, not lose it. For this reason, resale value should be an important consideration when looking for a home, even if other considerations are prioritized. When considering resale value, consider such things as:
  • Your surroundings in the neighborhood you are considering. Is the area walkable to a grocery store? Are there restaurants nearby?
  • How is your potential new home’s health? Get a rundown from your inspector and keep a close eye on the roof, water heater, HVAC system, windows, and foundation. Give close attention to the electrical and plumbing, too. Problems with these systems can be very costly.
  • Quiet streets are great. On the one hand, you want close proximity to stores, restaurants and entertainment, but you don’t want them in your backyard!
  • Good lighting. A home in a neighborhood that has good lighting sells! Good lighting brings a feeling of safety, warmth, and a sense of belonging.

These tips from Bud Jones - Prescott Realtor should help you recognize some of the factors that will affect resale value when shopping for your Prescott home. With Bud Jones’ 20-plus years of service as an LA County Deputy Sheriff, and his 30-plus years in real estate, Bud can expertly guide you through buying and selling your Prescott home. Bud Jones - Prescott Realtor shares what to watch for on the walk-through of your Prescott home

Bud Jones - Prescott Realtor has decades of experience in real estate sales and he can help you find your Prescott home.
The day you’ve waited for has finally arrived. You’re almost the new owner of your home and all that’s left to do is the final walk-through. Let Bud Jones - Prescott Realtor put his experience to work for you to help you navigate through the final steps of your Prescott home purchase

First and foremost, don’t stress! Most walk-throughs don’t reveal any serious issues. We’ll help you know what to look for, before you get the keys to your new home!

Create your walk-through checklist
Create your checklist with your Realtor. Go through room by room and make notes.  General things to have on your list would be the status of appliances, plumbing, outlets and lights. Look at windows, doors, handles, and cabinets. Notify your Realtor if any items need to be fixed.

Double check to see if repairs were completed
Usually sellers intend to be honest - some might take a shortcut. Pay attention to the details.
A good rule of thumb is asking for receipts of these repairs in advance of the walk-through or ask them to send you a photo of completed work.

Don’t forget hard-to-reach areas
You may not have had the time to check out details such as rugs hiding damage to a floor, or a piece of furniture blocking holes in the wall. Boxes may be stacked up in a move, so check behind things.

Make sure nothing has been removed
Be sure you have the same appliances and fixtures that were first present. Anything that was connected by wires or pipes should still be there. Also check fixtures and pulls to ensure they’re in the same condition before the home changes hands.

Don't get upset if it’s a bit messy
Most contracts ask for a place to be ‘broom clean’. What this means is a tidy place, but you can’t expect it to be super clean. That’s going to be left up to the buyer. Minor issues can be fixed.
Don’t worry, be happy.  You’ve got one step left now, moving in.

Bud Jones - Prescott Realtor wants you to know what to look for on the final walk-through of your Prescott home purchase. With his 30-plus years in real estate, Bud can expertly guide you through buying and selling your Prescott home. Contact Bud Jones today at 928-710-0643 to schedule an appointment.
